TOLEDO (NAPA AUTO PARTS BLDG)

  • The NAPA Auto Parts Building is a 7,760 sq.ft. commercial building located at 5240 Heatherdowns Boulevard in Toledo, Ohio, located along a dense retail corridor that is just minutes north of Interstate 80, one of the main east-west arteries of the United States.

  • The building is 100% leased to NAPA Auto Parts.  Founded in 1925, the company provides auto replacement parts and automobile service through 6,000 stores, 16,000 NAPA AutoCare and AutoCare Collision Centers and 57 distribution centers throughout the United States.  NAPA’s parent company, Genuine Parts Company, reported 2021 sales of $18.9 billion.

  • The property is highly visible along Heatherdowns Blvd and is just east of the intersection with South Reynolds Road, which leads directly to I-80.  Heatherdowns Blvd experiences 43,000 vehicles per day and the property enjoys easy ingress-egress.

  • The building was built in 1995 with a reinforced, concrete, slab-on-grade foundation; with steel framing and interior steel columns supporting steel joists; with exterior walls of CMU block and EIFS along the front; and a low slope, standing seam, metal panel roof.

  • Toledo is the county seat of Lucas County and is the fourth most populous city in the state of Ohio.  It is a major Midwestern port city and the principal city of the Toledo metropolitan area with a population of approximately 274,975.  Toledo’s port is the fifth busiest in the Great Lakes region and is the 54th busiest in the United States.  Thanks to the invention of the automobile, Toledo became known as an industrial manufacturing center.  General Motors has operated a transmission plant in Toledo since 1916 and Faurecia Exhaust Systems is a $2billion subsidiary of France’s Faurecia SA and is also located there.  Four Fortune 500 companies are located in Toledo, including Dana Holding Corporation, Owens Corning, The Andersons and Owens Illinois.  Healthcare dominates the employment of the city with the University of Toledo operating a 450-acre Health Sciences campus that includes the University of Toledo Medical Center and a satellite campus in Scott Park.  The University of Toledo also operates the Center for the Visual Arts located at the Toledo Museum of Art and a research and education facility known as the Lake Erie Center.
