SACRAMENTO (WATT AVENUE RETAIL)

  • The Watt Avenue Retail property is 56,584 sq.ft. of retail space located at 1745 & 1801 Watt Avenue in Sacramento, California.  Located on the busy Watt Avenue Retail corridor in the Arden-Arcade area, the property is just 15 minutes form Downtown Sacramento and Interstate 5 to the west and 10 minutes north of Highway 50.

  • 1745 Watt Avenue is 25,526 sq.ft and is improved with a 6,700 sq.ft retail building that is 100% leased to Babylon City Market, a Mediterranean grocery store and deli.  1801 Watt Avenue is 31,038 sq.ft and the ground is 100% leased to a Taco Bell franchisee.

  • The 1745 Watt Avenue building was constructed in 1978.  Babylon City Market began operating at the location in 2010.

  • The Taco Bell building located at 1801 Watt Avenue was originally constructed and began operations at this site in 1988.  The building completed a ground-up remodel in December of 2018.

  • The Arden-Arcade area is bounded by the west by the Capital City Freeway (Business-80) and American River, on the south by the American River, on the east by Mission Avenue and on the north by, again, the Capital City Freeway.  The area is a rich mixture of residential, office and retail users.  The area has no less than 19 shopping centers that contain a minimum of 65,000 SF each.  The largest is Arden Fair Mall with more than 1.1 million SF of retail space with a host of popular brand names such as Apple, Coach, American Eagle, Disney and Banana Republic to name a few.  The Arden-Arcade retail centers draw from the many neighborhoods along Fair Oaks Boulevard and benefit from the fact that Downtown Sacramento lacks an active regional mall.  For the rapidly growing number of midtown and downtown residents and workers, the Arden-Arcade area is the closest convenient retail choice.
