Small town life, big conveniences

Phil Williams isn’t joking when he says he feels as if he bought a house in a fictional small town with a sheriff and a deputy named Andy and Barney.

“It’s like Mayberry,” Williams said.


After a two year search, he and his wife, Amy, bought bought a house in August in Stream Valley, the latest community to experience the home-building boom in southern Williamson County.

Sitting on their front porch alongside an antebellum carriage trail that runs through the 345-acre community, they said it’s easy to imagine being out in the country instead of five minutes from Cool Springs. Eventually the community will have more than 800 homes. Almost half the land in the subdivision is being kept as undeveloped green space.

“You can hear cows in the morning, and you’re right here in town,” Phil Williams said. “It’s a little bit of country and a little bit of city.”

A growing area

Since August, 45 families have purchased or placed contracts to buy customized homes in the neighborhood, according to Tower Investments LLC, the company developing the neighborhood. Ryan Homes, a national company, is building all of the homes in Stream Valley.

Located near Lewisburg Pike and the Goose Creek Bypass, Stream Valley is part of a wave of development along Interstate 65 near State Route 840. The community is less than a mile from Berry Farms, a mixed-used development that eventually will include several hundred single-family homes, townhomes and apartments, as well as several million square feet of office and retail space.

Nearby, Thompson’s Station is also growing. mars. Petcare is building an $87.9 million innovations center, and Shelter Insurance is investing up to $5 million to build a 30,000-square-foot headquarters inside Tollgate Village, a 330-acre mixed-use community being developed by Dock Street Communities. It may eventually have up to 550 homes.

“Williamson County is one of the hottest markets in the country, and Stream Valley is perfectly situated for convenience while still offering incredible natural beauty and a wonderful community,” said Alex Marks, senior vice president for Tower Investments. “We believe this neighborhood represents the best value in Franklin in new construction, with upscale finishes, generous lot sizes and plenty of opportunity for customization.”

Starting prices range from $260,000s to the $350,000s depending on the size and optional amenities.

Phil and Amy Williams decided to the have the bonus room over the garage finished as a suite where their adult daughter, Rebecca, is living while she finishes school. Phil believes the economic downturn is encouraging extended families to live together as they traditionally used to do.

“I think it’s swinging back with the economy,” he said.

Bob and Robin Moreo had their new Stream Valley house completed with a finished attic, which is a play area for their children. They also selected a floor plan with a private suite for Robin’s mother. They looked into other communities but couldn’t find a home that offered that option.

“We were looking in different areas around Franklin, but the houses were built with parents and kids in mind, not with an in-law in mind,” Bob Moreo said.

Convenience was another factor in both couples’ decision to buy in Stream Valley.  The Williamses commute to La Vergne on SR 840, which connects with I-65 about a mile from their.

“We couldn’t be happier,” Phil Williams said.

Robin Moreo works just minutes away at Nissan’s Cool Springs headquarters. Bob Moreo’s commute to downtown Nashville takes 30-45 minutes, depending on traffic. Once I-65 is widened all the way to SR 840, it will be even faster.

“It’s a good spot for getting places,” Bob Moreo said.
